All of the cottages are one week minimum stays and go from Saturday to Saturday. A very few change over on Sunday. Unfortunately it affects 2 weeks if we alter from this. "Odd date" rentals are not considered during season. Check in is typically 3 p.m. or 4 p.m. and check out is by 9:30 a.m. These are firm times and the specific terms for your rental will be outlined in the directions that are sent to you.
Some cottages will consider "short stays" of 3 night minimum stays during the shoulder season. There is an additional cleaning fee associated with short stays.
The rates on the website are for the rental fee only. There is also a lodging tax (9%) and a refundable security deposit on all of the cottages.
Bedding, towels, dishes and kitchen equipment are provided at all of the rentals. There will be a starting supply of paper products, laundry detergent, and dish soap for you at the cottage. The supplies at the cottage are meant to be a starter supply; you may need to supplement what is left for you.
All of the rental homes are no-smoking properties. Many owners will not permit smoking on the premises. Please inquire if you require a property where smoking is permitted on the premises.
We do have a limited number of homes that will consider a pet, with owner's approval. If you'd like to bring your pet along please let us know. We can suggest some properties for you. If the owner will accept your pet there is a non-refundable pet deposit and pet addendum included with your lease. Your pet will need to have proof of current vaccines and flea/tick treatment. Please note, by selecting a "non" pet rental home, this does not always mean that a pet has not been in the home. Certain owners occupy their homes during some part of the year and have their own pets there. Please let us know if you have specific needs.
Please note, this is a rural area and as such we do not have Internet speeds like what you're mostly accustomed to. As well, due to our beautiful mountains cell phone coverage in some areas on the island is spotty at best.
There are two grocery stores in Ellsworth on your way to the island. There is also a grocery store in Bar Harbor as well as one in Southwest Harbor. We are fortunate to have many farmers markets and a few farm stands in the area~great place for locally sourced produce.
If you'd like to reserve a cottage we will need your mailing address (so that we have it on file when it's time to return your security deposit). We will then call the owner and reserve your week. Next we will email you the lease packet. You will return the lease with 50% of the rent, Maine lodging tax (9%) and the refundable security deposit (typically $350, higher on some properties). The second payment is due 14 days prior to arrival at which time we'll send you the directions to the cottage, key instructions, etc.
Upon checkout you'll need to leave the cottage "broom clean". There will be instructions at the cottage and you'll receive them with your directions but essentially it means a minimal amount of laundry (it's ok to leave a load going when you check out), all dishes cleaned and put away, trash put in the receptacles and the cottage "broom clean". The cleaning staff will clean the home between tenants.
If you have made a reservation and need to cancel, our cancellation policy is as follows. The following is the cancellation policy for Maine Island Properties and applies to all rentals. Due to the fact that the properties are individual and unique, once you have signed a lease and mailed in the deposit, we cannot switch you to another property. Upon receipt of payment, we will post the funds received first to the rental amount, then to sales tax and finally to the security deposit due. If you need to cancel at any time, and we are able to re-rent the property at the same terms as your lease, you will be refunded the total amount paid to date less a processing fee of $50.00. If we are not able to re-rent the property, you will forfeit any monies paid and will be liable for the balance of the rental fee due. If you have paid in full and we are not able to re-rent the property you will be refunded the security deposit and the sales tax. Obviously, if you need to cancel, the sooner you let us know the better chance there is of us being able to re-rent the property.
Fireworks are now legal in the State of Maine. However, the town ordinances on MDI do not allow them.
